Pre-Construction Scheduler (m/f/d)

As our Pre-Construction Scheduler (m/f/d), you will be responsible for establishing reasonable target programmes during the market opportunity & due diligence phase, assessing pre-construction baselines and management of the ongoing progress updates until handing over to the Regional Construction Scheduler. You will be accountable for governing best practice construction scheduling standards and management across all projects in the EMEA region. Direct reports include various Scheduler roles, who are responsible for delivering scheduling services to the project delivery organisation against the agreed EMEA scheduling standard. Where required, as the Pre-Construction Scheduler, you will support the Senior Planning & Scheduling Manager in delivering ongoing training to the NTT project delivery teams in scheduling best practice.

 

Your Responsbilties 

  • In collaboration with Expansion Management and Pre-Construction team, visit potential news sites & markets to assess regional / project specific constraints, and use NTT benchmarks and sequencing to develop a high-level programme for the initial business case development
  • Provide schedule updates during RIBA 1 aligned to any approved changes on the project 
  • Chair all pre-construction assumptions workshops to ensure sufficient data is captured to inform baseline schedules. This will be from the outset of an opportunity (in liaison with Expansion team)
  • Support the procurement of scheduling consultants for the pre-construction phase and following appointment, provide onboarding and mentoring of new and existing consultant partners of varying degrees of maturity to further develop our supply chain scheduling competency
  • Analyse submitted pre-construction baselines from consultants against EMEA quality, mechanics and content criteria. Where inconsistencies with the required standards are identified, working with the contractor(s) to rectify and provide acceptance of the baseline
  • Ensure the consultants adhere to the reporting cadence and undertake reviews of schedule submissions with the project scheduler to assess pre-construction progress and early warnings.
  • Support the pre-construction project team with assessing long lead equipment and material procurement lead times and proposed construction sequencing to maximise efficiency in delivery
  • Providing the Senior Planning & Scheduling Manager summaries of key risks & opportunities on all pre-construction projects within the EMEA region that can then be disseminated to senior leadership
  • Provide support as needed to the project schedulers in conducting time impact assessments of project changes. Where necessary, identify and execute delay mitigation and acceleration opportunities
  • Summarise lessons learned throughout the pre-construction phase and in collaboration with the regional construction schedulers, collate and revise benchmark data to inform new projects
     

Your Profile

  • Hyperscale Data Centre project and program management experience
  • Demonstrated experience in applying Critical Path Methodology techniques on hyperscale Data Centre construction projects
  • Experience in assessing Data Centre commissioning planning templates and trackers
  • Demonstrated experience in the use of Construction Industry standard planning software, such as:  Primavera P6, Microsoft Project and ASTA Powerproject
  • Demonstrated experience in the use of Earned Value Management Techniques and Systems
  • Experience in the use of Microsoft Power BI and expert use of the MS Office suite
  • Experience in QRA processes and software such as Primavera Risk Analyzer or equivalent
  • Strong interpersonal and communication skills to work with and lead a multi-cultural team across EMEA
  • Strong problem solving, deep analytical skills, ability to translate and communicate complex data in a legible and presentable format and mindset with the ability to lead and influence multi-functional teams
